What waste collection service covers Independence Valley?
There is no single waste collection service. Neighbors are free to use one of many services which are billed directly. HOA fees do not cover trash collection. Common waste companies include:
- Community Disposal

- Waste Management
Do I need approval from the Architectural Control Committee for a house project I’m considering?
Any permanent structure should be approved by the ACC. These include:
- Sheds
- Additions
- Detached Garages
- Decks
- Flagpoles
Examples of items that do not require ACC approval include:
- Landscaping updates/changes
- Tree planting/removal
- Home maintenance items such as repainting, driveway sealing, etc.

What is the current situation with the roads?
As everyone knows, our roads are in bad shape. Our roads are county roads. Repaving our roads will be at our expense. The likely scenario will be that the county repaves the roads and applies a special assessment to each home site. This is then payable to the county. There may be other options that our board are currently exploring, but ultimately, the repaving of our roads will be at our expense.
What about potholes? How can I report a pothole or damaged road to the county for repair?

What are the annual dues for the HOA?
Annual dues for 2024 are $300. Dues are subject to increase each year.
What do the dues cover?
The annual dues cover a range of services for the subdivision. These include common area maintenance (mowing, fertilizing, planting, maintenance), snow plowing, legal fees, insurance, and other fees and expenses directly related to the operation of the HOA. The board and committee members are not paid.
Why is snow plowing not covered by the county?
Snow plowing is provided by the county, but the subdivision found that the county did not plow the roads in a timely manner, such as the morning after a heavy snowfall when it was most important to have the roads plowed. We have had great success having a local snow plow company plow our roads as needed in a timely manner.
